Typical Buyer Expenses

There are several fees that are typically associated with the purchase of a home that the Buyer will (in most cases) be responsible to pay. Listed below is a general outline.

Deposit Money:  (Escrow Deposits)

Inspection Fee:  including Standard Home Inspection, WDO (wood destroying organism) Seawall inspections (if applicable)  Structural engineer inspections (if necessary)

Appraisal Fee:

HOA Application Fee:

Homeowners Insurance:

Attorney Fees (if buyer chooses to retain an attorney)

Closing and Title Fees – Typically the buyer AND seller each have responsibilities when closing on a property. These fees are itemized in detail on the closing HUD statement.  The assigned Title company will run a Title Search on the property, this search pulls all historical records concerning a property. This includes deeds, court records, liens, unsatisfied mortgages, judgements even restrictions limiting the use of land.

In Broward and Dade Counties typically (unless otherwise agreed) the Buyer will pay for the Title Insurance and choose the Title Company .
